Dear Lady Di, I like your roof idea a lot and am going to propose it to my real estate agent. I mentioned it to my husband and brother, but they think the house looks too dilapidated (sp?) and that I should do it. With regard to my agent&#039;s opinion, I decided to wait until I finished more of the front to get her feedback, so no word yet. (I want her to see a dramatic improvement! ;)

Curious as to your Realtor&#039;s most recent observations? How old is the roof? Has it been recently inspected? Leaks?
$2400-3000 is not out of line for removal and new fiberglass shingles. 
What about galvinized (if it&#039;s pitched high enough)? All the rage here, and I love it on older &quot;vintage&quot; homes...plus it&#039;s really forever...even just plain ole uncoated &quot;tin&quot; lasts and lasts. 

OR...Maybe speak to your Realtor about a &quot;negotiable roof&quot;....full price offer and you&#039;ll throw in a new roof (within reason...not a fancy schmanzy one)...because what if they wanna go UP or do a tear-down? You just blew the $2-3000....and in this current market (even in &quot;hot&quot; places like Austin) you&#039;re gonna have to come off the selling price anyway.
